Sub-floor Ventilation Installation in Thornbury
Keeping Homes Dry, Healthy and Mould-Free with Expert Electrical Solutions
At a charming period home in Thornbury, Kenner Electrics was called in to help solve an ongoing issue with excess moisture under the house. The homeowner had been experiencing damp conditions in the sub-floor area, which can lead to mould, musty smells and even structural issues over time. A close friend of the homeowner — their plumber — was on site to discuss the problem, and together we assessed the space and calculated exactly what airflow was needed to improve ventilation. With around 162 cubic metres of underfloor space, we designed a system to achieve 10 complete air changes per hour.

Why Sub-Floor Ventilation Matters for Melbourne Homes
Prevent mould, damp smells and structural damage with better airflow
Moisture under the house is more than just an inconvenience — it can lead to mould growth, musty smells, timber rot, and even structural damage if left unchecked. Poor air circulation in the sub-floor area traps damp air, especially in homes with poor drainage or limited natural airflow. Over time, this can affect your indoor air quality and the health of your home.
Installing a proper sub-floor ventilation system helps keep the area dry by constantly moving stale, moist air out and drawing in fresh air. This not only protects your home’s structure but also helps prevent mould, mildew and other moisture-related problems. It’s a long-term solution that supports both comfort and durability — especially in older or weather-exposed homes like many around Melbourne.

High-Performance Ventilation Fans for Sub-Floor Areas
Inline exhaust fan installation with ducting and external vents
To ensure consistent and effective air movement, we supplied and installed two high-capacity 150mm centrifugal inline exhaust fans. These types of fans are ideal for long duct runs and can maintain strong airflow even in complex layouts. Our team carefully installed ducting, five round ceiling-style vents, and stainless steel gravity brick vents on the exterior to allow air to exit the sub-floor space. Using BTO Y-pieces, the ductwork was branched in different directions for balanced extraction across the whole area.

We also wired in a smart timer switch to allow automatic scheduling of the fan operation. This means the system can run during the most effective times of day without the homeowner having to think about it. All of this was powered from an existing laundry outlet, making the installation neat and efficient.

Real Results: A Drier, Healthier Home
Happy homeowner sees instant improvements after installation
After a few weeks, we returned to check on the system and replace a faulty external vent that wasn’t closing properly. We resealed the vent with silicone to prevent any water or pests getting in. The homeowner was thrilled with the results, commenting that not only was the underfloor space noticeably drier, but even her condiments in the pantry were staying crisp — no more damp salt shakers!
